1. All applicants must have a high school diploma or G.E.D.
  2. 18 years of age or older
  3. Must be a person of good character
    (See TREC Licensing Reguirements)

Affiliate Broker Applicants

If you wish to obtain a real estate license in Tennessee, you are required to take a total of 90 hours of education. Sixty of those hours will be required in the classroom and cover real estate principles along with Tennessee real estate law. Eighty percent (80%) class attendance is required (12 hours out of the 60 hours can be missed without having to make it up).

The aditional 30 hour New Affiliate Broker course is available for you to choose in the classroom or as home study. Satisfactory completion of both courses is required, along with the additional requirements listed. Check out our website at www.nsre.com and find the schedules for each required course.

Courses are offered each month and meet the following times:

Daytime classes: M - F 9:00AM - 3:30PM
Evening classes: M - Th 6:00PM - 10:00PM
Weekend classes: Sat & Sun 9:00AM - 3:30PM
Twice A Week Evening classes: T & Th
6:00PM - 10:00PM

The prelicense course comes in two sections: Part A and Part B. You may begin with either part. Note the starting dates under SCHEDULE.


NEW LICENSEES

New Affiliates

Individuals who have licensure applications approved after 01/01/05 must have completed the course for New Afffiliates prior to license being issued.

Continuing Education

Thereafter, 16 hours of continuing education are required every 2 years beginning from the date your license is issued. Continuing education fines and renewal delays will be imposed on those who do not meet the requirements.

For the first time the Tennessee Real Estate Commission is requiring all affiliate brokers licensed on or after July 1, 1980, to complete a four hour "Core" course as part of the 16 hours, approved for 4 hours continuing education credit.

The Nashville School of Real Estate offers several classroom courses, home study courses, and online courses that fulfill these requirements. Check the SCHEDULE or call the school (329-1366) for an update on courses that might interest you.

Broker Applicants

Applicants must have 120 approved hours including the original 60 hours above. As part of the 120 hours, broker applicants must also complete a specific Office and Brokerage Management Course. The applicant must also have been licensed for 3 years (if licensed after May 12, 1988).

The Nashville School of Real Estate offers the brokers course periodically. Call and let us know the dates you would like.

Broker applicants must pass another state exam, achieving a grade of 75. After completing their educational requirements, applicants contact the Tennessee Real Estate Commission for permission to take the broker exam. The School will assist you in this process.

TREC Licensing Requirements

Successful completion of the examination does not guarantee the issuance of any license. A "YES" to any of the below questions may decrease a candidate's ability to become licensed in the state of Tennessee. After candidates have completed the pre-licensing requirements, the commission will review the information provided and make a decision on their qualifications.

QUALIFYING QUESTIONS:
1. Do you now hold or have you ever held a real estate or timeshare license in Tennessee or any other state? If you have held a license in another state within the last five (5) years, you must obtain a license certification from the license authority of that state. The license application will not be processed until the certification is received.

2. Have you ever been refused a license or had a license revoked, suspended, reprimanded or fined by any federal state or local government? (Do not include motor vehicle license.)

3. Have you ever been refused or had a real estate or timeshare salesperson license revoked, suspended, reprimanded, or fined?

4. Have you ever had a complaint filed against you with any regulatory agency or with any court?

5. Have you ever pled guilty, pled nolo centendere, or been convicted of any criminal offense? (Do not include traffic violations.)

If you answer "YES" to question 5, the Commission requires you to submit a certified copy of your conviction record in addition to an affidavit providing details of each charge. THE TENNESSEE REAL ESTATE COMMSSION DOES NOT ALLOW ANYONE ON PAROLE OR PROBATION TO BE SCHEDULED FOR EXAMINATION UNLESS TWO (2) YEARS HAVE PASSED FROM THE DATE OF EXPIRATION OF PROBATION, CONVICTION, OR RELEASE FROM INCARCERATION, WHICHEVER IS LATER.

6. Are you at least 18 years of age? The documentation described in each case above will be required by the Tennessee Real Estate Commission at the time a candidate passes the examination and wishes to apply for a license. The information should it be brought to the examination center. Commission policy does not allow anyone on parole or probation to be scheduled for an examination. Candidates must be off parole or probation for a minimum of two (2) years. Candidates who violate this policy will not be licensed and will not be entitled to a refund of the examination fee.

LICENSING POLICY FOR CANDIDATES WITH PREVIOUS CONVICTIONS

In order to be fair and consistent with candidates and to ensure the protection of the public, the Tennessee Real Estate Commission adopts the following minimum requirements or standards for candidates who appear before it and, after review of the evidence, are granted a license:

The licensee will be placed on a one year period of probation.

Each time the licensee transfers to a new firm, the new principal broker must send a letter to the Commission indicating the new principal broker is aware of the convictions and he or she is willing to supervise the licensee.

This policy shall apply to all candidates with previous convictions who are granted licenses.

Tuition is non-refundable or transferable following the start of class. A credit for a rescheduled class will be available.






Steps in receiving license:

  1. Meet all 4 requirements       (as stated above)
  2. Completion of 60 hours and passing of 2 tests at NSRE
  3. Take and PASS state exam ($55 fee - testing dates are
    Tues-Sat)
  4. Take 30 Hour New Affiliate course
  5. Affiliate with a Broker or
    Retire license
  6. Take Core Course as part of 16 CE hours
